ADU vs. addition: which adds more value to your LA home?

Two ways to add square footage, two very different returns. Here is how we help owners choose between them.

The honest answer starts with a different question: value to whom? An addition adds space your family uses under one roof. An ADU adds a separate unit that can earn rent. Both raise resale value — they just do it through different math.

In our projects, additions typically return 60–80% of their cost at resale but transform daily life immediately. ADUs return less per square foot at sale — but a rented ADU in LA can produce $1,800–$3,200 a month, which no addition will ever do.

When the addition wins

Choose the addition when the problem is inside your own four walls: a missing primary suite, one bathroom for five people, a kitchen with no room to grow. Integrated space is worth more to your family per day than any rent check.

  • You need bedrooms or baths connected to the house, not near it.
  • Your lot is tight — additions can go up instead of out.
  • You plan to stay 5+ years and live in the improvement.

When the ADU wins

Choose the ADU when the goal is income, flexibility, or housing another adult with their own front door — a parent, a returning graduate, a tenant. California’s streamlined ADU laws also make it the faster permit in most of LA.

An addition improves your house. An ADU adds a second asset to your lot.

The best answer is sometimes both, phased: a garage-conversion ADU first (fast, contained, income-producing), then an addition later, funded in part by the rent. We scope both paths in the same feasibility visit.
